Poll: How to develop the property at St Elizabeth’s

St. Elizabeth’s Parish is divesting the property it owns at the corner of Reedsdale and Randolph Ave. It is significant in many ways: its size and prominence, its historical character, and it’s location are three. The granite foundation came from local quarries, it is prominent in that it provides significant green space at one of the busiest intersections in town. It’s location is also significant because it sits directly across from  commercial businesses.

The church is working with a local developer and has appeared before the Planning Board with a proposal to develop 12 town houses on the property. This has received a mixed response from the board. Mr. Whiteside in particular indicated he was not receptive to the notion of town houses. What do you think?

There are essentially three options: build single family homes consistent with current zoning bylaws, allow for a special permit that would allow for town house construction of 12 units, or allow for a special permit that would allow for mixed use of commercial and residential units.

Some considerations include but are not limited to the following. Building single family homes is consistent with the area but may not be financially attractive to a developer given the location. Town house construction would introduce a new housing type to Milton. Is that good or bad? Should it be made “affordable”? This option is likely more financially advantageous to a developer and consistent with the area in that it is still a residential option. Lastly, should mixed use be considered? It could be an opportunity to improve the commercial base in Milton. There is commercial use across the street and at some future point in time there could be a small attractive commercial area there similar to what is at Central and Eliot.

The Planning Board will be resuming their discussion of this property at their next meeting on 10/27.
